In brief

A home inspection is the same bench as a full structural audit applied to one flat instead of a whole building, and for the person paying for it rather than for a municipal corporation. No statute requires it and no certificate is filed with anyone.

What we say, and what we will not say

Home inspection in India is an unregulated commercial service. Nobody licenses it, nobody audits the inspectors, and any firm claiming a government approval for it is claiming something that does not exist. That is the argument for choosing an accredited laboratory, and it is not a licence to imply a status nobody holds.

What this report is. Independent, instrumented, accredited where the method is accredited, with no repair contract behind it. A defect register with an indicative rectification cost against each item.

What it is not. It is not a "certified home inspection", it is not government approved, there is no such thing as a RERA-approved inspection, and no certificate is filed with any authority. Nothing here guarantees a flat is defect-free; it records what was found on the day, by whom, with what instrument.

Frequently asked questions

Is home inspection mandatory in India?

No. It is an unregulated commercial service. No statute requires it, no authority licenses the inspectors and no certificate is filed with anyone. That is precisely why the accreditation behind the instruments matters.

When should it be done?

Before possession is taken and before the final payment. On a resale, between the agreement and the payment. Once the money has moved, the report becomes a record rather than a lever.

Does it help with a RERA claim?

The Act gives the allottee five years from possession to raise a structural or workmanship defect; a dated, instrumented record of the condition on the day of handover is what turns that from an argument into a comparison.

Do you also do the repairs?
